Pawan Swamy, former manag¬ing partner at the Indian arm of Brookfield Financial (BFIN), and Adil Engineer, former partner at the same firm, have set up a boutique investment banking entity named Credberg Advisors, focused on real estate and infrastructure.
Early this year, Canada-based Brookfield closed down Brookfield Financial in this country, to focus on asset investment and management. Though Swamy and Brookfield were in talks for a management buyout, this did not go through. sources said.
"We have set up Credberg as we believe there is huge potential for a boutique pure-play investment bank. Most players in the market focus on just real estate and not necessarily on the capital solutions needed in the marketplace today." Swamy said.
He is chairman and joint manag¬ing partner at Credberg; Adil is joint managing partner. Swamy was involved in the sale of ICICI Venture's 50 per cent stake in the Waverock property to Singapore's GIC and helped Peninsula Land raise ₹ 450 crore debt at BFIN. He was a managing director (MD) at property consultancy, JLL before joining Brookfield Financial.
Shobhit Agarwal, former MD of capital markets at JLL had also set up a boutique Investment banking firm, ANB Capital Advisors, focused on real estate. It later merged with Anuj Puri's Anarock.
Rajeev Bairathi, who was country head for capital markets at consult¬ant Knight Frank set up Shearwater Ventures, an investment advisory and incubation management entity.
In real estate, Brookfield had acquired the Powai commercial port¬folio of the Hiranandani family for $1 billion, the infotech Special eco¬nomic zone of Unitech Corporate Parks and Equinox Business Park of the Essar group in the recent past.
It also did some big private equity deals in the recent past, such as buy¬ing Leela Hotel assets for ₹3,950 crore and gas pipelines from Reliance Industries for ₹13,000 crore.

Ridham Kakrania is an integral part of Credberg Investment Management and serves as a principal, based in Mumbai. He is responsible for sourcing deals and managing relationships. As a principal, he is also responsible for the entire life cycle of the investment. He has more than 8 years of experience encompassing investment management, asset management, and investment banking. His skill sets include qualitative underwriting, financial modelling, tax structuring and asset management.
Mr Kakrania previously worked as an AVP at Credberg Advisors where he was involved in advising and assisting on multiple structured transactions across asset classes and geographies. Prior to that, he has worked as an analyst with an entity of The Xander Group where his role focused on managing commercial portfolio investments and assisting in acquisition of commercial assets.
He has also worked with an entity of The Blackstone Group where he was actively involved in asset management of the office, retail and hotel investments undertaken by Blackstone PE in India. His experience also includes a stint with Ernst &Young as part of the Statutory Audit and advisory team.
Mr Kakrania earned a chartered accountant’s degree from ICAI and has also got a degree of Company Secretary from ICSI. He has a graduate degree from St. Xavier’s College, Kolkata.
Adil Engineer is a founding partner of Credberg Investment Management and serves as a Managing Partner, based in Mumbai. He is responsible for jointly leading the firm’s growth Strategy. He has more than 28 years of experience encompassing investment management, investment banking and construction. He has advised on deals more than US$ 4 billion across asset classes and the entire capital stack.
Mr Engineer currently also serves as the Jt Managing Partner of Credberg Advisors and was previously a Partner at Brookfield Financial where he was instrumental in setting up the Indian operations. Prior to that, Mr Engineer worked as a Director with F&C REIT Asset Management where his role focused on investment management across the entire investment cycle. Prior to that Mr Engineer was a founding member of a medium sized construction firm in India.
Mr Engineer earned a civil engineering degree from Mumbai University and a post graduate diploma in construction management from NICMAR. He is a past president and a current executive committee member of the Malabar Hill Club comprising of 5000 members in South Mumbai.

He has more than 20 years of experience in Indian Real estate industry serving developers and global and domestic financial institutions including banks, private equity firms and sovereign wealth funds. He has led more than US$ 5 billion in transactions across all asset classes and the entire capital structure.
Mr Swamy also serves as the Chairman & Jt Managing Partner of Credberg Advisors and was previously a Managing Partner at Brookfield Financial, leading their India operations. Prior to that, he was a Managing Director at Jones Lang Lasalle where he set up one of the largest real estate capital markets and investment brokerage platforms in the country.
His experience also includes working on the real estate mortgage lending side as a senior executive with Standard Chartered Bank. Mr Swamy earned an MBA in Finance from Mumbai University and earned an undergraduate degree from the Indian Institute of Management and Commerce (IIMC). He is a member RICS and serves as a board member of the Real Estate and Housing Working Committee of RICS.
